Este proyecto es el resultado de un proceso de investigación y análisis que permitió determinar los criterios de diseño del “PLAN MAESTRO EL CORTIJO”, el cual se plantea como hoja de ruta para el desarrollo urbanístico de un lote de más de 50.000 m2 que hace parte del plan parcial “CENTRO INTERMODAL DE TRANSPORTE REGIONAL DE PASAJEROS DEL SUR” ubicado en el área de expansión urbana del corredor Cali-Jamundí al sur de la ciudad y el cual tiene como vocación el uso institucional, comercial y de servicios.
This project is the result of a research and analysis process that allowed us to determine the design criteria for the "EL CORTIJO MASTER PLAN". This plan is proposed as a roadmap for the urban development of a plot of more than 50,000 m2 that is part of the partial plan "SOUTHERN PASSENGER REGIONAL INTERMODAL TRANSPORT CENTER" located in the urban expansion area of the Cali-Jamundí corridor to the south of the city. Its vocation is for institutional, commercial, and service uses.
El plan parcial "CENTRO INTERMODAL DE TRANSPORTE REGIONAL DEL PASAJEROS DEL SUR" se basa en tres pilares fundamentales centrados en la movilidad como tema principal y génesis de su gestión. El primer pilar, impulsado por el SITM, tiene como objetivo establecer en el área de expansión urbana un terminal de cabecera y patios talleres para los buses del sistema MIO. El segundo pilar está compuesto por un terminal de transporte para los municipios vecinos del sur del país. Finalmente, el tercer pilar consiste en un tren de cercanías que complementa los demás sistemas de movilidad y busca una operación más eficiente aprovechando las vías férreas existentes. Además de los temas relacionados con el transporte, el plan parcial también incluye el desarrollo de usos comerciales y de servicios que fortalecen el carácter de centralidad del área de expansión urbana.
The partial plan "SOUTHERN PASSENGER REGIONAL INTERMODAL TRANSPORT CENTER" is based on three fundamental pillars focused on mobility as the main them. The first pillar, driven by the SITM, aims to establish a main terminal and workshop yards for the MIO system buses in the urban expansion area. The second pillar consists of a transportation terminal for neighboring municipalities in the southern part of the country. Finally, the third pillar consists of a commuter train that complements other mobility systems and seeks a more efficient operation by taking advantage of existing railway tracks. In addition to transportation-related topics, the plan also includes the development of commercial and service uses that strengthen the centrality character of the urban expansion area.
Por su parte el “PLAN MAESTRO EL CORTIJO” se pregunta cómo resolver el proceso de urbanización para los lotes destinados al uso institucional con equipamiento de transporte, comercial y servicios. El objetivo es proyectar una arquitectura que por un lado se ajuste a las expectativas comerciales y a las restricciones normativas y por otro lado responda a las condiciones del sector generando un impacto positivo para la ciudad, cambiando el paradigma respecto a los usos y configurando una espacialidad con cualidades paisajísticas, ambientales, climáticas y desde luego estéticas.
The "CORTIJO MASTER PLAN," on the other hand, addresses how to resolve the urbanization process for lots intended for institutional use with transportation equipment, commercial, and service uses. The goal is to design architecture that, on the one hand, meets commercial expectations and regulatory restrictions and, on the other hand, responds to the sector's conditions by generating a positive impact on the city, changing the paradigm regarding uses and configuring spatiality with landscape, environmental, climatic, and aesthetic qualities.
